Shell & Core refers to the initial stage of a commercial building's construction, where the basic structure is completed, creating a weatherproofed space ready for interior fit-out by the future tenants. It's essentially a "blank canvas".  

Think of it as the fundamental supports and bones of the property, providing the essential framework upon which customized interiors can be built.

CAT A Fit-Outs

A CAT A (Category A) fit-out is the basic level of internal finish applied to a commercial space, typically an office building, by the landlord or developer. It transforms a "Shell & Core" space into a habitable but largely open-plan area, providing the essential infrastructure and finishes required for a tenant to then customize it to their specific needs. This is one of the services we can provide at 4construct.

CAT B Fit-Outs

Following on from CAT A Fit Outs, a CAT B (Category B) fit-out is the customisation and interior fit-out of a commercial space undertaken by the tenant to meet their specific business requirements, brand identity, and operational needs. It takes a space that has already undergone a "Shell & Core" development (basic structure and external envelope) or a "CAT A" fit-out (basic internal finishes and services) and transforms it into a fully functional and tailored workplace.
