4Construct is proud to showcase the recently completed industrial refurbishment project at Wornton Grange, a major undertaking that has successfully transformed a dated industrial unit into a state-of-the-art commercial facility. The scope of work was comprehensive, focusing on modernising the exterior facade, completely overhauling the warehouse interior, and dramatically improving the overall look and feel of the premises.


Dramatically Updated Facade


The transformation of the building's facade is one of the most striking elements of the project. Prior to our intervention, the exterior presented a tired and functionally obsolete appearance, characterised by dated brickwork and dark, vertical corrugated cladding. The 'Before' image clearly shows the dark colour palette and the large expanse of brickwork that defined the office frontage.


Our work involved a complete external recladding to the upper section and a refreshing treatment to the lower office element. The 'After' image illustrates the significant change: the building now boasts clean, horizontal silver-grey cladding that instantly delivers a modern, premium aesthetic. The original brickwork section was rendered and painted in a complementary light colour, integrating the office and warehouse elements seamlessly. Furthermore, we introduced a new, prominent entrance lobby and integrated a modern roller shutter door, which drastically improves both access and operational flow, aligning the facility with modern logistical requirements. The overall result is a crisp, professional, and contemporary presentation that immediately elevates the asset's market standing.




The interior warehouse space presented an equally significant challenge. The initial condition revealed a large, open area with yellow structural steelwork, aged flooring, and a mix of lighting solutions, as seen in the 'Warehouse Before' image. The space was functional but visually tired and inefficient by modern standards.


Our refurbishment addressed this with a focus on functionality, durability, and illumination. The structural steel frame was professionally treated and painted in a modern, dark grey, lending a sense of solidity and professionalism to the vast space. The flooring received a substantial upgrade, transforming the previous worn concrete into a highly reflective, durable, and epoxy-coated surface. This light-coloured, high-gloss finish, clearly visible in the 'Warehouse After' image, is essential not only for a clean look but also for maximising the efficiency of the new LED lighting system installed throughout the roof structure. The new, high-performance lighting vastly improves visibility, safety, and operational efficiency within the 20,000 square-foot space.


Enhanced Look and Feel


The project’s success is measured not just in the separate components but in the vast improvement to the overall look and feel of Wornton Grange. The cohesive design strategy—unifying the exterior's colour palette and introducing high-quality finishes and modern infrastructure inside—has completely revitalised the building. From a site that looked neglected and outdated, the facility has been transformed into a prime industrial asset ready for immediate occupation by a high-calibre tenant. The refurbishment ensures the building meets all contemporary compliance and energy efficiency standards, securing its viability for the future.
